We are proud to announce that our Undergraduate Real Estate team placed second at the 2022 Toronto Expand Your Empire Case Competition among a formidable field of 12 teams.
The team developed a proposal for an 18-acre city-owned site located in Toronto’s Downsview-Roding-CFB submarket. Their proposal for the site included a 3 phase development including 145 affordable units, 306 market units, a 176 key hotel, 94K SF retail, 874K SF life science/office, 660 UG parking stalls, Mi-Way Bus Terminal, and underground integration of TTC Sheppard West Subway Station. The project delivered a 14% internal rate of return (IRR) and a 2.8x equity multiple over a 10 year hold period while providing a risk mitigation strategy from acquisition to exit.

Please join us in congratulating our passionate team consisting of Kris Cisek, Dylan Demuth, Nikhil Jogal, and Jason Knoop. They worked methodically for one month, learning Toronto’s zoning code, affordable housing legislation, CreateTO vision, transit-oriented development guidelines, local demographics, debt/equity requirements, and put together an excellent sketch-up of the site.
To top it off, they gave three outstanding presentations and got rave reviews from the judges. This case competition was an excellent capstone learning opportunity that fused classroom learnings with work experience. In addition, the students built strong relationships with their teammates, attended several real estate seminars, networked, and learned new skills that will allow them to hit the ground running as they start their careers in real estate development.
