Nate Podratz serves as the Vice President and General Manager of Mortenson Development, Inc., where he provides strategic leadership and oversees all facets of the company’s national real estate platform spanning 12 geographic markets. In this role, Nate Podratz is responsible for enterprise strategy, capital formation, talent development, asset/investment management, and the cultivation of key external and internal partnerships that advance Mortenson’s long‑term growth objectives. He leads the organization’s integrated development, acquisition, and disposition activities while ensuring disciplined execution across the full real estate lifecycle—including sourcing, entitlements, joint ventures, leasing, operations, and structured debt and equity financing.
With more than two decades of industry experience, Nate Podratz brings extensive expertise across a diverse range of asset classes, including data centers, industrial, build‑to‑suit, healthcare, hospitality, multifamily, office, and student housing. His leadership is grounded in a deep understanding of capital markets, risk management, and stakeholder alignment—skills that have positioned Mortenson Development as a differentiated, national partner for complex real estate solutions.
Mortenson Development operates alongside Mortenson Construction as part of an integrated enterprise that uniquely provides customers with a seamless offering from opportunity creation through design, development, construction, and long‑term operations. Under Nate Podratz’s leadership, the development business serves as a strategic engine for value creation across the Mortenson platform.
Nate Podratz is actively engaged in the broader industry, including service on the University of St. Thomas Real Estate Advisory Board and participation in leading organizations such as the Urban Land Institute and the Wisconsin Real Estate Alumni Association.
He earned his BBA in Finance and Real Estate from the University of Wisconsin–Madison and his MBA from Northwestern University’s Kellogg School of Management.
