Honoring a Legacy, Investing in the Future: Art Pasquarella’s Enduring Commitment to Wisconsin Real Estate

For Art Pasquarella (MS ’80), real estate has always been more than a profession. It is a discipline grounded in relationships, integrity and the responsibility to pass knowledge forward. His recent faculty endowment gift to the Wisconsin Real Estate Program reflects that belief — an investment not only in education but in the people who make that education transformative.

At the heart of this gift is a deeply personal story. Pasquarella’s father, Valentino H. Pasquarella, Sr., was a defining influence on his life and career. A self-made entrepreneur, he built a real estate business in Philadelphia in his early 20s and went on to mentor generations of professionals. Later in his career, he established and led the real estate curriculum at Montgomery County (PA) Community College, all while continuing his appraisal practice.

“He was a man of integrity who loved to teach,” Pasquarella reflects. “I have two brothers, Valentino H. Pasquarella, Jr. and Joseph D. Pasquarella (MSRE ’73), who, like me, enjoyed successful lifelong careers in real estate thanks in large part to the lessons and values our dad instilled in us.”

Through his establishment of The Valentino H. Pasquarella, Sr. Faculty Fellowship in Real Estate Fund, Pasquarella honors that legacy — supporting the kind of teaching and mentorship that defined his father’s life and continues to define Wisconsin Real Estate.

A Wisconsin Foundation: The Graaskamp Tradition

Pasquarella’s experience at the University of Wisconsin–Madison was equally formative. Under the guidance of pioneering faculty member, James A. Graaskamp, he gained a foundation that set him apart early in his career.

“The knowledge and skills I developed at Wisconsin were far in advance of many of my contemporaries,” he says. “It was immediately apparent when I entered the industry.”

That preparation helped launch a distinguished career spanning decades. Today, Pasquarella serves as Vice Chairman and Principal of Equus Capital Partners, Ltd., an $8 billion national real estate investment and development firm that he has helped grow and lead for more than 35 years..

Art also has an enduring connection to the Graaskamp Center for Real Estate. A long-time member of the Center’s Board of Advisors, Pasquarella has remained engaged with students and faculty. Over many years, he has also generously funded annual student scholarships, helping expand access to the program and support future leaders in the industry.

“Fifty years ago, Professor Graaskamp created an invaluable sense of community among our alumni that continues to flourish today,” Pasquarella notes. “Being part of the Wisconsin Real Estate family makes it easy to stay involved.”

Investing in What Matters Most

That sense of continuity is central to his decision to support faculty through this endowment. For Pasquarella, investing in people — particularly those who teach, mentor and challenge students — is one of the most effective ways to ensure the program’s long-term strength.

“Maintaining a world-class faculty is critical,” he says. “I’m grateful for what Wisconsin gave me, and I want to see it continue to prosper.”

Pasquarella’s impact is part of a broader story of excellence at Wisconsin. The program is currently ranked the #1 undergraduate real estate program in the country and #3 among graduate real estate programs — distinctions that reflect not only strong academics but the deep engagement of its alumni.

For today’s students, Pasquarella emphasizes the importance of pairing strong analytical training with determination and work ethic. In a competitive and evolving industry, the ability to contribute immediately — and to outwork peers — remains essential.

Now, decades after his own graduate experience, Pasquarella has come full circle — supporting the same program that helped launch his career.

The inaugural award from The Valentino H. Pasquarella, Sr. Faculty Fellowship in Real Estate Fund will be presented to Dayin Zhang, Assistant Professor in the Department of Real Estate and Urban Land Economics at the Wisconsin School of Business. His research focuses on real estate finance and housing economics, including work on housing markets, government intervention and mortgage lending networks. He earned his Ph.D. from the University of California, Berkeley.

“Giving back can take many forms,” Pasquarella explains. “What I hope is that this gift inspires others to continue to support and treasure the program for generations to come. I’m proud to be in a position to give back to the University that gave me so much opportunity.”

Through this endowment, Pasquarella’s impact will be felt not only in classrooms but in the careers and lives of the students who pass through them — continuing a legacy of teaching, mentorship and excellence for generations to come.
